Going through the Agreement, negotiation with owner, signing
the papers and finally getting keys to your new business place is not only
tiresome but a risky job too. So, we
have made a list of things you should not do when you are renting commercial
property.
Not always in and
around Commercial Centre
Advantages of Commercial centre are they are easily
accessible, areas designated for commercial activities and they are well known
place in the cities. But this doesn’t mean you should not look for other
non-commercial places to start your business. Look for those places which are
easy for the workers and customers to access your place.
Don’t compromise with
the security of the building
Building should be secured with CCTVs and security guards
who are available all the time. Talk about the security measures the owner has
taken and if it needs improvement during negotiations. Make sure there is a proper
security arrangement in place before you move in.
Never skip a line while
reading Terms and Conditions
It sounds very obvious to suggest reading the terms and
conditions carefully but one has to be completely aware of what they are
agreeing to before signing the papers. Check for the hidden fees, additional
costs and clauses which are easy to be unobserved.
Never miss to inspect
the building
A quick inspection of the building where your renting space is
going to be gives a clear picture of the condition in which the building is
thriving. Consider checking safety measures against fire and other accidents,
the condition of walls and floors, water taps, electrical and phone wiring.
Never over look minor
issues
Scan for minor faults and issues so that it can be rectified
at earlier stages. Maybe from neglected pest control issue or squeaky doors,
contact the owner to get them fixed before you close the deal.
Hope these pointers for what not to do before
renting commercial space will be a help for you when you are hunting for a new
business space.
